A boundary survey establishes the true property corners and property lines of a parcel of land. Boundary surveys are required to protect the buyers and lending institution against encroachments or property line irregularity. The location of boundary lines and other lines of occupancy or possession is a critical piece of information to have before you purchase or decide to develop the land.

ALTA supply s a title company and lender with survey and location data necessary for the issuing of title and/or mortgage insurance. ALTA surveys are very comprehensive surveys. Any ALTA Land Survey must meet the "Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys" as adopted by the American Land Title Association, the American Congress on Surveying and Mapping, and the National Society of Professional Surveyors. The Alta Survey is most often performed on large commercial properties.
At Orthotek, we have extensive experience establishing control targets for aerial photography. We have provide control and aerial target on multiple project in Puerto Rico and the Caribbean.
We have in our arsenal, four (dual frequency) Leica GPS Units, that enable us to tackle any size project. We can run all units for static observation or one reference base and three rovers. this units also count with cell modem, enabling them to connect to local Virtual Reference Network, extending our capability for up to four data collection crews.
Some project require High Resolution Orthophoto for large scale mapping or Geographic Information Systems (GIS) Base map. Orthophotos is a product derived from the acquisition of aerial imagery from a large format metric sensor. With the advance in computer processing power, these images are corrected for scale and relief displacement, producing a digital photo that can be uses to measure and locate topographic features in a true and correct scale.
We are also capable of providing a topographic point cloud from the aerial imagery. These point cloud are useful for visual representation of topographical features and may also be used for design purposes.
The point cloud is similar to LIDAR data but the way it is produce differs. The vertical accuracy of the point cloud depends on the height the imagery was acquired. For a typical project, flown at 2400' you can expect vertical accuracy of 0.10' feet on hard identifiable surfaces.
A topographic survey is used in the design phase of a project. Engineers and Architects require a surveyor to locate planimetric and elevation features of the existing conditions of a project site to properly design. We employ, State of the art Total stations, GPS and 3D Scanner to collect such features.
Generally, a topographic survey is tide to a local vertical and horizontal datum. To accomplish this task, elevation difference leveling and or GPS is required. We have set forth strict guidelines for these procedures as they are the most important part of a topographic survey project.
3D Laser Scanning is a relatively new technology that is slowly becoming a land surveying standard. This new surveying procedure by no means replaces traditional surveying, but dose accomplish a level of detail previous not able to provide.
A 3D laser scanner is a equipment that is capable of collecting millions of real (x,y,z) points per second and create what is known as a point cloud. This point cloud is a exact representation of the area that was scanned. The point cloud is imported into a specialized computer software, were the surveyor can visualize and obtained exact measurements to produce highly detailed as-built and topographic plans.
We also offer hydrographic surveys in addition to our other services. We count with one Bathy 500 Multi Frequency Survey Echo Sounder and one Hydro Box Single Frequency Survey Echo Sounder. Both unit are capable of interfacing with our dual frequency RTK units and sub meter accuracy GPS units.

We are also prequalified as FDOT consultants in the following Work Types: 8.1: Control Surveying, 8.2: Design, Right of Way, and Construction Surveying. Construction Layout and Staking is one aspect of the surveying profession that requires experience and a high level of precision.
